The earlier the better! Since this is a collaboration, we like to begin working with our private clients in the dream and development stage. For builders & developers, this would ideally occur at the development of branding, and before floor plans are finalized. At this juncture, we may have recommendations that will enhance your plan’s livability in lieu of furniture layout. 

We gather as much information as we can from you, related to your project – such as vision, goals, challenges, budget and timing requirements. From there, we prepare a proposal and contract with a preliminary project timeline outlining the steps involved in the design and merchandising process from start to finish.

In some cases, it may only be structural design. In others - soup to nuts, the scope shall include color palette design and placement of case goods, soft furnishings and decorative accessories.

In the case of a new build or an architectural addition to an existing structure, CAD plans are requested to facilitate the design process.

Once under contract, your design/merchandising canvas is completed, and added to your client profile. Based on the procured information, we then develop the design concept: Hard surface selections and structural design elements, per color story for presentation. It is reliably a 2-phase process. Hard surface selections and structural design is approached first, with interior selections to follow.

We understand that it can be difficult to visualize design. Therefore, we’ll provide you a detailed presentation so you can attain a good understanding of an overall design concept inclusive of all design materials as spec'd for the project.

Final interior hard surface specifications like cabinetry, counter tops and flooring are selected at this time/per presentation. We then provide a detailed specification sheet so it is clear as to what exact selections were made.

We will keep you updated throughout the process. We coordinate the delivery of all items, per project management requirement. Per case goods and accessories, and depending on the project size -it takes two to five days to facilitate the move in and accomplish the install. On the final day of install, we complete a final walk through to make sure everything is to your complete satisfaction. Hard surface goods and cabinetry fall under their respective manufacture and fabrication lead times. These lead times are noted on the project schedule timeline.

We typically require a deposit of 50% of the total cost of the order

When the design is approved we prepare and process the order, with related invoicing

We co-ordinate with the product vendors, submit PO's

Cancellations and returns are not allowed past this point unless there are quality issues

Cabinetry lead-time varies by vendor and product and typically runs 5 to 19 weeks depending on the selected line

Hard surface products are typically in stock or have a 7-10 day lead time if FOB yards in CA or TX

Final payment is due before the product(s) ships from the manufacturer

In some cases - freight, receiving, and delivery charges are the responsibility of the client and are billed separately
